Historic Vinings, Ga. has become a community of choice for residents living in the Atlanta area. This unincorporated village offers an attractive blend of small-town living inside the city's perimeter. Because of its proximity and access to Atlanta, you can expect real estate prices to be higher than in the more far-flung suburbs. Also, the community's homeowners' association has worked to control development and preserve Vinings' character, and that is reflected in home values.
If you're looking for a single-family home in Vinings, expect to pay at least $500,000. Mansions and estates can bring a price tag as high as $3 million, with a large percentage of houses priced between $800,000 and $2 million. Vinings has some two dozen subdivisions, including Avignon on Paces Ferry Road, Brook Grove Vinings, Baker's Farm, Cochinse (Vinings' largest subdivision) and Paces Ferry Heights, near the community's historic area.
If your budget is more modest, you can find plenty of condominiums and townhomes to choose from in a wide range of prices. At the top price point for condos are high-rises in such communities as The Aberdeen, which offers one-bedroom units for around $300,000 up to a four-bedroom penthouse with stunning views of downtown for more than $1 million. Paces Avenue is right across from the Vinings Jubilee shopping village, and offers condos in the $800,000 to $1 million range. Amenities in these high-end communities include pool, spa and gated parking.
The majority of condominiums in Vinings are in the $180,000 to $400,000 range. Larger communities include Greystone at Vinings, Vinings Mill, Vinings Main, Timbers of Vinings and One Vinings Mountain and Glenridge Point. The developments have a range of amenities, from swimming pools and workout rooms to green space to wine storage.
Several complexes offer condos for under $150,000, including Essex House, Vinings View, Chattahoochee Chase, and The Highlands at Akers Mill. Amenities in these communities vary, but most offer a pool and clubhouse.
If you're looking for an apartment, Vinings also offers a wide range of options. Rents can run from just over $500 (for a studio) to more than $2,000 for a three-bedroom apartment. Amenities at higher-end communities include swimming pools, housekeeping services, covered parking, extra storage and high-speed Internet. Large apartment communities include WestHaven at Vinings, Heights at Stillhouse Ridge, The Residences at Vinings Mountain and the Reserve at West Paces. Nearby Smyrna also has several apartment communities from which to choose (some with lower monthly rent than in Vinings) including Keeneland Farms, Highlands of West Village, Oakley Run and Aventine at Vinings.
