There are many exciting reasons to want to live in Midtown, Atlanta. For starters, the southern part of Midtown is the BeltLine. It's got Piedmont Park, great shopping, easy access to the airport and best of all, more than its fair share of luxury apartments, condos, lofts and townhomes for rent.

Camden Apartments in Midtown is popular with students. It is close to public transportation and convenient to shopping. And we like the fact that there are washer and dryers in every unit, but if your budget allows, we think you can do better. Rent starts at about $1,000 for a one-bedroom. Gables Midtown is another fine, professionally managed, multi-unit property. Some units have lofts. Amenities are plentiful and the management staff is friendly and often hosts socials for residents. If you have the luxury of time, Gables Midtown often runs specials on their units.

One of our favorite structures in Midtown is the Atlantic, which was originally slated to be condos for purchase. While some people do own their units, the exquisitely designed apartments are now for rent. Since they were originally condos, you'll find that the amenities and fixtures are quite high-end for a rental. Apartments feature hardwood flooring, gourmet kitchens with stainless steel appliances, gas stoves, designer backsplashes, granite countertops and Kohler sinks. The living space has floor-to-ceiling windows with fantastic views of the Atlanta skyline. And the shared spaces throughout the building are impeccable, including the theater room and resort-style pool.

Keep in mind that all of these amenities cost money and rents start at approximately $1,800 for a one bedroom—but you're really renting a condo. Also, since there is a condo board, you will have to abide by their rules. For example, the shared spaces are off limits after 11 p.m.

Another high-rise making its mark across the Atlanta skyline is 77 12th. Located in the center-of-it-all, near restaurants, bars and the Midtown MARTA station, 77 12th is filling up with the young and lively set able to afford the $2/square foot price tag. What you get for your dollar is a concierge, secured parking and a pretty fancy kitchen. A one-bedroom goes for about $1,500 a month and a two-bedroom can be had for a little less than $3,000. The sparkling common areas feature a pool with a swim-up bar, HD television screens for watching the game outside and cabana lounges. According to management, the entire facility has wireless capabilities.

Frankly, we couldn't be more excited about the 2014 opening of Ponce City Market, which is on the far-east side of Midtown. Housed in what was once the Sears & Roebuck Catalog Center, PCM is a multiuse facility with businesses, restaurants and, of course, apartment homes. With its concrete floors and steel reinforced beams, you could not ask for a more solid infrastructure. The 1,2 and 3 bedroom apartments will have Energy Star appliances, gas cooktops, steel sash windows and exposed ceilings. Some apartments will have the original architectural columns and masonry walls. Lastly, PCM will enjoy access to the Atlanta BeltLine.
